**There are plug in air fresheners at the property. If you are sensitive to them please feel free to remove them from the wall (DO NOT THROW THEM OUT) . We ask that you leave them in the cabinet above the washer/dryer so the cleaners can put them back after your stay. **Minimum stay is 3 nights. Requests for stays shorter than 3 nights are subject to additional fees (such as cleaning) that are normally free for 3+ night stays. We cannot guarantee we will be able to accommodate stays less than 3 nights.*** We welcome stays longer than 30 days

Our mission is to provide every guest with the best experience possible. To ensure the quality of your visit, we kindly ask that you treat our home as your own and follow these house rules. Thank you for your cooperation!   Accurate Reservations: Please ensure that all persons staying (including children/pets/service animals) are on the reservation. Additional charges will be incurred of $300 for EACH person/pet NOT on the reservation and this can/will be verified. Additional guests who live locally may come visit you with prior permission. See more info below on additional guests. Early Check-Ins: Early check-ins MAY be possible with at least one weeks’ notice prior to check in, but early check-ins cannot be guaranteed. Children: Children under 18 must be accompanied by an adult at all times. They are not permitted to stay alone in the house or on the property. NOISE & QUIET HOURS   **Be mindful of noise and respectful of neighbors during quiet hours:  Monday–Friday: 9:00PM–8:00 AM   Saturday & Sunday: 11:00 PM–9:00 AM   **Outdoor spaces can still be enjoyed quietly during these hours.** ADDITIONAL GUESTS:  **Family or friends in the area are welcome to visit with you WITH PRIOR APPROVAL!  **Your visitors CANNOT bring pets and CANNOT stay past midnight/overnight.  **Your visitors are not allowed to be left at the house alone. **You are responsible for any/all damages and the cost of repairs caused by your visitors. PET/SERVICE ANIMAL POLICIES: **No pets allowed under any circumstances. Properties are not fenced in, some neighbors have live stock. **All service animals MUST BE LEASHED AT ALL TIMES. No exceptions. **Furniture: Service animals are NOT allowed on furniture (beds, couches, chairs, etc.). ** Cleanup: Please pick up after your service animal. A $100 fee will be charged for cleaning up after them ** Doors: Do not leave doors open for service animals to enter/exit at their leisure. **All service animals MUST be taken with you when you leave the house. THERMOSTAT & TEMPERATURE CONTROL Our home uses a smart thermostat for climate control. The HVAC system has developed it’s own smart schedule to maintain the most comfortable atmosphere in the house. While we do our best to accommodate personal temperature preferences, we cannot guarantee exact settings. The system is designed to protect the comfort of all guests and the integrity of the home’s systems. It is preset to cool to 72° and heat to 68° for optimal comfort. We try our best to accommodate requests for specific settings but cannot make guarantees. SMOKING: **No Smoking Indoors: This includes vapes and e-cigarettes, etc.  **Please dispose of cigarette butts properly— DO NOT leave them around the property, throw them into the woods or extinguish them on handrails, decks etc. Additional cleaning fees will be charged if ANY cigarette butts are found. FIRE PLACE USE ** We do our best to provide fire wood. Wood used in fireplace must be kiln dried “hardwood” purchased from a store e.g. – Tractor Supply, 711 etc. Please do not collect fire wood from the woods - bugs/unwanted pests may be brought into the house, also wood that isn’t properly “seasoned” does not burn efficiently and clogs the chimney liner. We do not want a chimney fire (the chimney gets swept multiple times a year). *For your convenience and ease of starting a fire we provide fire starter logs. **When done please ensure the door is left closed tight and the choke is closed (slide it all the way to the right). GENERAL GUIDELINES **Please do not explore the woods - property lines are not marked and the property is not maintained outside of the house, the deck, or driveway/easement. **Please don’t place hot pots/serving dishes etc. directly on counter top or dining room table. Please place a trivet/hand towel under it to prevent scorch marks. There are rubber trivets in the kitchen drawers. **Once grill has cooled put covers back on after EACH USE. **Clover outdoor patio furniture after use. **Turn off lights and TVs in unused rooms. **No shoes on the furniture **Toilets: Flush only toilet paper and human waste.  **Do NOT flush feminine hygiene products, wipes, or paper towels—EVEN IF LABELED AS FLUSHABLE – This could cause a back up in the septic system. TRASH   **There is NO trash collection.   **Ensure all trash is bagged and placed in the outdoor trash bin. Unbagged/loose trash in the garbage cans WILL incur extra cleaning fees. BEFORE CHECKOUT **Strip all used beds to the mattress and place bedding on the bedroom floor. **Place all used towels on the bathroom floor so the cleaners know they were used. ADDITIONAL NOTES: **No candles are allowed in the house. **If something breaks, please let us know right away rather than leaving it for the cleaners to discover. If you discover something unsatisfactory upon check-in please let us know ASAP (preferably within 12 hours so we can best address it). Thank you for respecting these rules and helping us maintain a great experience for all guests. If you have any questions, feel free to reach out! By booking this stay, you acknowledge that you have read and agree to these rules and to pay any/all fees incurred for breach of the house rules. You acknowledge and agree this property is a short-term/medium term rental only for the dates associated with your reservation and the property shall not be used to establish residency under any circumstances. Guests are prohibited from: Using the property’s address to update or obtain a driver’s license, ID, or any form of official documentation. Registering to vote using the property’s address. Having mail or packages delivered to the property. (Short-term deliveries such as food or groceries are permitted.) Claiming any tenant or residency rights under local, state, or federal laws. Any violation of these terms or house rules will result in immediate termination of the stay without refund.

The property sits on 2.5 wooded acres within a small HOA community; however, outdoor access is limited to the maintained yard and deck areas directly surrounding the home. Please do not enter wooded areas or neighboring properties, as property lines are not marked. For hiking and exploring, George Washington National Forest and several trailheads are just minutes away.
